Heat Tune Up for 2.5 Ton Heat Pump Stystem. Replaced 16x25x1 filter. Made call for heat from thermostat 4 degrees above room temp. Strip heater and HP energized. Estimate for T10 stat is still there for upgrade. Checked strip heater amps. Made call for heat 1 degree higher than room temp. Checked temp rise. Checked static pressure. Total static is a little high .78” Checked refrigerant pressures. Checked all electric motors and components. Checked defrost. Water hardness test 9 gpg. Completed AC/HP Tune Up Form Provided estimates for NOVO Filtration and softening. Heat Pump is operating well at the time of maintenance

PECO HP tune up for 2.5 ton Amana system. Changed filter. Cleaned and primed EZ trap. All electric motors and components ok. Both coils are in good condition. 17F temperature split. Refrigerant pressures/superheat/subcooling ok. Verified cycling/tstat operation. System is operating well at the time of this maintenance. Provided estimate for plan Membership and an estimate for thermostat upgrade.

Performed Precision PECO Heat Tune Up on system. Replaced the 16x20x1 Air Filter. Inspected Indoor and Outdoor Coils. Coils were clean and did not need a cleaning. Inspected Blower Motor and Blower Motor Bearings. Motor is an encased motor and no lubrication was needed. Inspected Electrical Components on Air Handler and Outdoor Unit. Dual Capacitor for the Outdoor Unit is testing below rating on the Fan Motor Side. Recommend replacement of the Dual Capacitor before damage to the Outdoor Fan Motor occurs. Measured Refrigerant charge in Heating Mode and verified refrigerant charge with Manufacturer charging chart. Tested Auxiliary Heat Kit on system. Completed PECO Checklist Form in system.

Checked no cooling complaint, checked air filter ok. Started air conditioner, air conditioner started and runs, checked temperature drop across coil, found only a 8 degree drop. Checked refrigerant charge, found low on charge. Topped off refrigerant charge and balanced by superheat. Checked operation and temperature drop across coil. Recommend replacing system due to age and obsolete R-22 refrigerant. Home warranty company to repair or replace system.

Service call that there was a noise coming from the AC. Upon arrival spoke with homeowner about issue. Turned AC on to test operation. Found a popping sound coming from the breaker panel. Removed Panel cover and cycled outdoor unit. Sparking and smoke was coming from the Breaker for the Outdoor Unit. Attempted to remove the Breaker and it appears to be seized into the panel. Turned Breaker off for the Outdoor Unit and spoke with homeowner about not using the AC until the Breaker is repaired due to not being safe. Would recommend calling an electrician to inspect the panel and remove/replace the Double Pole 20 Amp Breaker. After the Breaker is replaced if there is an issue with the AC we can return to diagnose.

Service call that the Unit was making a buzzing noise after someone had backed into it. Upon arrival spoke with the homeowner about the issue. Was met onsite with the President of the HOA who informed me that someone had backed into the Lineset which runs along the interior wall of the parking garage. There was a metal casing over the Lineset which was dented and removed. Removed insulation from the Lineset and inspected the accessible area. Did not find any visible damage to the Lineset. Homeowner put system in Heating mode. Measured refrigerant charge on the system. Checked Voltage and Amp Draw on Compressor. Amp draw was within standards at 7.5 Amps on the Compressor and 0.5 Amps on the Outdoor Fan. System cycled several times during normal operation. Would recommend installing a new Dual Capacitor for the Outdoor Unit. Capacitor tested below rating. Spoke with homeowner about Replacement of the capacitor. They will call to schedule to replace at a later time.

Performed Precision Heating Tune Up on Gas Furnace. Replaced High Efficiency 201 Filter provided by the Homeowner. Cleaned and tested Humidifier. Opened Dampers and set Humidistat Control to 35%. Blower Motor Capacitor was testing below rating. Installed a new 5 Mfd Capacitor and tested operation of system. Performed Combustion Analysis on Furnace and measured Air Temperature readings. Vinyl tubing for the Condensation Pump is very dirty. Vinyl Tubing is also ran to the outside of the Home. With the Humidifier Draining into the Pump that has the potential to freeze. The Condensation Pump filled and pumped out while testing system. However, would recommend running new Vinyl Tubing to an inside discharge point. System is about 21 Years old. Due to age of system, would recommend to begin planning for replacement of the Gas Furnace/AC before any issues or failure occurs.

Performed PECO Heating Inspection on Carrier Heat Pump System. Checked 16x20x1 Air Filter. Filter was recently changed by homeowners and in good condition. Checked Bearings on Blower Motor which were to standards. Inspected Indoor and Outdoor Coils which were clean and free of dirt/debris. Measured Refrigerant Charge in Heating Mode and tested Components on system. Completed PECO Checklist Form.

Service call that the AC was shutting off intermittently. Spoke with Homeowner about issue who informed me that a home warranty company had previously found the Condensation Pump shutting down. Filled Condensation Pump to test Operation. Pump motor initiated but was not able to discharge any water. Disassembled Pump and found that it was extremely dirty and clogged. Due to condition recommended new Condensation Pump. Installed a new 115V Pump and wired in the Safety Overflow Switch. Blew through the Vinyl Tubing which is very dirty looking. Tested operation of Pump multiple times to ensure it was pumping out. Currently Pump is discharging the water outside. With the condition of the Vinyl Tubing, and the Humidifier Recommended replacing Vinyl Tubing and rerouting to a Pipe inside. This will prevent the Tubing from freezing in the winter and the Tubing clogging due to its current poor condition. Finalizing an installation of a 3-Ton Amana Air Conditioner and Air Handler in Swarthmore, PA. The Air Handler is located in the Attic, so we installed an EZ Trap onto the Condensation Line and a Wet Switch in the Pan underneath the Air Handler. Both of these Safety Devices will shut the system down in the event of a clog, or water being detected in the pan.
